Princes Town

Princes Town sits in the south-central belt of Trinidad, north of Moruga and east of San Fernando along the Naparima-Mayaro Road. The town grew out of the sugar and cocoa industries and still carries that semi-rural character, with larger lot sizes and a slower market pace than either San Fernando or Chaguanas. Residential stock is dominated by single-family homes on 5,000 to 15,000 square foot parcels, alongside a working market of agricultural and undeveloped land that appeals to buyers pursuing farming, livestock, or future subdivision plays.

The borough’s administrative centre hosts the High Court, police station, and health facility, while commercial activity concentrates on the Naparima-Mayaro Road corridor. Road access runs north-west to San Fernando in about 25 minutes and east toward Rio Claro and Mayaro, giving residents reasonable reach to the south’s employment centres and the energy corridor without the density of the coastal towns.

Price points in Princes Town are generally lower than the rest of South Trinidad, and land in particular represents strong value compared with equivalent parcels closer to the Sir Solomon Hochoy Highway. That makes the area a repeat target for first-time buyers stretching to homeownership and for investors adding rental or agricultural holdings to a portfolio.
